ITALIAN LUXURY REAL ESTATE WITH HISTORICAL AND ARTISTIC VALUE IS PASSING INTO FOREIGN HANDS

Russianย oligarchs,ย Americanย tycoons, wealthyย Chinese, Asianย scoundrels,ย Britishย ready to escape from the Brexit and entrepreneurs fromย Northern Europe: they are all on theย hunt for prestigious properties in Italy,ย became aย tax haven,ย attracted byย favorable taxation.

The tax mechanism is such that foreignย buyers are encouraged to buy, intensified the appetites of wealthy foreigners to whom theย Italian taxman winks, and for those who have had a foreign residence for many years and move to Italy, they can choose toย activate a special โ€œflat-taxโ€, a fixed tax of 200,000 euros per year.

WHO BENEFITS FROM THE TAX ADVANTAGE

The law is operationalย with instructions and a special check listย developed by the Revenue Agency. The novelty, according to some estimates, could immediately affect a thousand subjects and aims to become aย new tax havenย andย to compete with countries like Spain and Great Britainย (now affected by Brexit) which thusย attracted Emirs, footballers, singers.

Theย concession will only applyย to those whoย have resided abroad for at least 9 tax periods in the last 10 yearsย and are easily activated:ย it therefore aims at foreignersย andย keeps thoseย who haveย moved from Italy abroad in recent years.

The convenience, of course, is especially present for those who have large assets and incomes. But even for those with large families with earnings at many zeros, family members will also be ableย toย benefit from the tax-lump sum, paying the taxman 25,000 euros.ย (seeย here)

The option,ย introduced with the 2017 Budget Law, provides for the payment of a flat-rateย tax of 200.000 euros for each tax period for which it is exercised.

THE RACE TO THE NEW TAX HAVEN HAS ALREADY STARTED

Architect Francesco Mottini, head of the international sector ofย The Dream Real Estate, which deals withย properties worth more than โ‚ฌ 2 million, explains that purchases of historic homes andย extra-luxury propertiesย in locations unique in the worldย have accelerated.ย ยซWe receive many requests and a good percentage for property of important historical and artistic value. While until a few years ago the buyers were mainly Americans, Russians and Arabs,ย the market has now opened up.ย Wealthy Australians, Africans and Asians turn to us ยป.

Sales also run online.ย About 3 million citizens from across the Alps areย looking for luxury propertiesย in the โ€œBel paeseโ€ย thanks to the flat-tax, to buy a luxury home.

The Euroย hasย halved assetsย and young people have inherited assets that they are no longer able to maintain with their current incomes.ย In addition, taxes have increased.ย Brexit is pushing numerous wealthy people to leave London.ย They chooseย Italy for life style and hystorical heritage.

Browsing amongย the major websitesย specializing inย luxury real estate sales,ย dozens and dozens of advertisements appear. Numerous are the ones above one million euros, withย peaks reaching 20 million Euro.ย It is not just private individuals who move. Theย Italian real estate marketย is at theย center of attentionย ofย sovereign wealth fundsย of theย Arab countries, American private equity, French and German insurance companiesย andย Chinese financial companies.

The investmentsย made by these giantsย are estimated to exceed 25 billion Euros.

The Qatari funds boughtย theย Baglioni hotelย and theย Excelsior in Rome, theย Starwood in Florence, theย Gritti in Venice, theย American Expressโ€™s buildingย in Piazza di Spagnaย in Romeย where they opened the Valentino fashion couture store.
